Acquisition Criteria

  • Property Class: Class B or C
  • Units: 500+ Units
  • Project Size: $5MM - $10MM
  • Location: North Carolina, South Carolina, and Florida
  • Areas with increasing population growth
  • Value-Add Potential: We are interested in self-storage facilities with automated rent collection systems, update or digitize record-keeping and customer management, visual enhancements, including rebranding and property facelift and improve operational efficiencies to reduce costs and increase occupancy.

Self-Storage Facilities

Acquisition Criteria

  • Property Class: Class B or C, typically 2000 build or newer
  • Units: 100+ Doors
  • Project Size: $5MM - $50MM
  • Location: North Carolina (Raleigh, Durham, Cary), Florida (Elderly Communities)
  • Emerging B-C markets with strong demographics & economic diversity
  • Value-Add Opportunities: Facilities with room to upgrade amenities, improve operations, or enhance resident services.
  • Stabilized facilities with at least 80% occupancy preferred
